1) The LESSEE agrees to provide proof of $2 million
liability insurance as well as proof of
registration with Hydro Quebec prior to the signing of the
lease and shall maintain the insurance
and Hydro Quebec account throughout the term of the lease.
2) The LESSEE agrees to keep the unit smoke-free
(cigarettes, cannabis, cigars, etc.).
3) The LESSEE agrees not to grow and/or consume cannabis or
any other narcotic inside the unit
or outside the unit.
4) The LESSEE agrees not to make any short-term
AIRBNB-style rentals or to sublet or lease
transfer the unit.
5) The LESSEE agrees to comply with the building rules that
will be provided to him prior to
signing the Lease.
6) The LESSEE agrees to return the premises in the same
condition as delivered.
7) No modification of the unit is permitted without the
LESSOR's authorization.
8) The LESSEE agrees to pay the first month's rent at the
signing of the lease.
9) No holes in the walls or painting of the walls without
the LESSOR's authorization.
10) No changing of locks without the LESSOR's authorization.
11) 1 dog or 1 cat is permitted but must be under 25 lbs
with a 1 month rent deposit.
