This zoning district, under By-law CA29 0040, authorizes
mixed-use constructions with a maximum height of 4 storeys.
The ground floor must be occupied by commercial uses C1 and
C2.
The upper floors must be occupied by residential groups H3
and H4. Group H3 corresponds to buildings of 4 or more
dwellings.
The 4th floor must be set back 2 m from the façade wall.
It is possible to construct a building measuring 28.85 m
(95.65 ft) in width by 34.29 m (112.5 ft) in depth (see
attached plan).
For residential use, there is no minimum number of parking
spaces required. The maximum is 1 parking space per
dwelling unit. All parking spaces must be located
underground.
For commercial use, there is no minimum number of parking
spaces required. The maximum is 1 parking space per 35
square metres of floor area.
Considering the development of 2-bedroom units with an
average area of 80 m² (860 sq. ft.), it would be possible
to provide 10 units per floor, for a total of 30 units (see
attached plan).
It would be possible to provide an outdoor parking area of
up to 11 spaces. A parking lot of 12 spaces or more would
require a reduction of the building size due to different
planning standards.
